On behalf of our client Tritax Big Box, Framptons secured permission for a 170-acre logistics and employment park, with 1.9m sq ft of existing floor space and the ability to deliver a further 1.4m sq ft on Phase 2.

The park secured outline planning consent in 2020 for 2 million sq ft of B8 logistics space. Phase 1 has delivered seven units and Phase 2, currently being promoted for employment use, offers the potential to deliver up to 1.4 million sq ft of logistics, warehouse and industrial space, including the ability to accommodate a single unit of up to 1 million sq ft.

Strategically located at the junction of the M45 and A45, the site sits within the UK’s logistics “Golden Triangle”, a prime hub for national distribution.

The park forms part of the South-West Rugby Urban Extension, which will deliver up to 5,000 new homes, supporting long-term workforce availability and infrastructure growth.
